An American recounts her Mexico home buying experience

From her bustling office in Fort Worth, Texas, mortgage banker, Kami Graves recalls with nostalgia the pleasure of seeing her favorite vacation spot, Playa del Carmen, grow up. “We were visiting there when it was still all dirt roads,” she says, “we’ve been going down there for at least ten years. We love it; and it’s so easy to get to.” After numerous visits, she decided to buy a place about four years ago. “We bought on 5th Avenue,” she recalls, at which time it was not as busy as it has now become. “After having that place for awhile, we decided we wanted to be closer to the beach,” says Graves. So last year she decided to buy a home in the up-and-coming Puerto Aventuras area.
Being in the mortgage business herself, Graves decided to ask around to see if anyone was offering mortgages for Americans buying vacation homes in Mexico. After hearing about the Colonial National Mortgage international lending program from a mutual colleague, she contacted Suter DuBose, Vice President of International Lending for Colonial National Mortgage and began the process of getting pre-qualified and applying for a Mexico mortgage. “The process (of getting a mortgage) is different in Mexico,” Graves says, “but it was not as bad as I anticipated.” At the outset, DuBose was honest with her and told her that the process was relatively new and that it would take longer than buying a home in the U.S. “So many aspects are different (than in the U.S.) such as timing, escrow, and the SRE permit” says Graves.

The average closing time takes about sixty days, to be on the safe side, and there are additional steps that differ from a loan closing in the U.S. such as transfer of the fideicomiso (the bank trust) and receipt of the SRE permit (the government permit to allow a foreign national to own property). Escrow works differently as well in that the buyer must pay for items such as the appraisal and notario fees upfront by placing the funds in an escrow account from which the appraiser and notario are paid.
“Suter was great,” says Graves, “he and his staff were very helpful and thorough; they kept me updated every step of the way. By the time it was finished I actually enjoyed the process, I learned a lot about buying property in Mexico.”

Driving forces in Playa Del Carmen Real Estate

Let’s explore the four major forces driving our Playa del Carmen real estate market today. First of course, we all know this one, the baby boomer generation is searching for their home in the sun. They have their money, and sometimes they even have generational money.

They know what they want and they are ready to take action and get it. More and more baby boomers are moving to Mexico to live part time or full time and enjoy a slower easier life style, and, so they never have to shovel snow again!

Second, is the broad demographics of our tourism. We have less expensive flights coming in to Cancun from all over Canada, USA, and Europe. This means our economy is not dependent on any single area. Take Puerto Vallarta for example, 70 to 80% of the tourists in Vallarta are from the pacific coast states. California, Oregon, Washington, and British Columbia, in Canada. So if anything happens to the Pacific coast economy Puerto Vallarta is empty. Here in playa our tourism is coming in form so many different area (just listen to the languages spoken on the street) that we have a much more stable economy with good rental returns, as well as outstanding equity growth. A disruption in any foreign economy will not have much of an effect on this area.

Third, let’s talk value, compared to any other major market in the world today. Think about this, how much will it cost to buy a new three bedroom home in a gated golf course community in the town where you live? Today we can put you in a new three bedroom villa on the golf course in a town on the shores of the Caribbean ocean starting at $260,000 usd! Let’s go a step further, how much would it cost you to buy a luxurious 1300 sq ft ocean front condo? We have choices of luxurious new Caribbean ocean front condos starting as low as $433,000 usd! Our foreign investors look at this kind of value and they simply write a check.

Look at Spain they have outstanding beaches with spectacular views but prices are through the roof and it is over crowded. Who do you think is the number one foreign investor in Mexico? Spanish companies. Why? Because they have seen the trend already in their mature market and they can see the same opportunity again here.

The fourth very interesting factor is the slow down in the USA and Canadian markets. Let’s explore that for a moment. We have been watching this development for some time and many people did not understand it until now, when they see it happening. Ask your self this, what does any savvy investor do when the market begins to show signs of slowing down? That’s right, he is going to stick his head up above the crowd and look around to see where his next hot market is. In this case he is pre-sold. His neighbor has been enjoying winters in their home in Mexico for years. Their developer friend has been building and doing well in Mexico also. But he has not been investing here because he didn’t need to, the market was strong and he was doing well.

Now these investors are coming in droves. They are not coming to buy a property. They are mature investors and they are making multiple purchases. This is why our market is so strong, and it’s got a long way to go. If you are on the sidelines it’s now time to get in the game.

Playa Del Carmen, Mexico. March 2007. Playa Del Carmen real estate isn’t the only boom in town. The number of restaurants has grown to nearly 300 in this tropical paradise of about 90,000 residents. That spans the quaint taco stands to the upscale eateries along 5th Avenue.

“The days of being afraid to eat the food here are over”, says one tan bodied tourist, as she sips on her Corona and munches on a shrimp taco. The competition for the dining dollar are so stiff, that restaurant owners take no chances with a patron becoming ill from their food. They know, if someone thinks their food made them sick, they will never come back. And, as the saying goes, if one has a bad experience they’ll tell 10 people and if they have a good experience they’ll tell two. This is not a gamble that restauranteers want to take. “We value our customers greatly” states one owner, “we spend lots of ad dollars and energy to get them into our restaurants, and we want them to come back again and again”.

Along with the typical Mexican food in Playa, you can now enjoy French, Asian, Chinese, Sushi, Japanese, German, Swiss, Italian and many variations there of. The choices seem endless. Just think, you could eat at a different restaurant each day for 300 days, and chances are, by the time you reached the 300th, there would be another 50 to try out.

So when in Playa, use your common sense, but don’t be afraid to indulge in the culinary adventure that’s offered by the masters of cuisine in this charming Caribbean town.

And, let’s not leave out the other towns in the Riviera Maya. Although they don’t have the numbers that Playa does, Puerta Aventuras, Akumal, Tulum and Majahaul all have there special additions to please the palate.
